SENIOR PROPERTY MANAGER
We are an entrepreneurial alternative investment firm with a unique approach to originating SPVs and creating bespoke investment opportunities in UK Real Estate, delivering secured, risk-adjusted returns to investors.
Following the Group’s formation in 2017 and having achieved $14m of assets under management to date, we now have exciting growth plans to pursue a new milestone of $40m by January 2022, and are well-backed by investors to accomplish this.
We are seeking a highly motivated and experienced Senior Property Manager to join our team. In this role, you will be responsible for:
Core Responsibilities:
- Logging of all income and expenditure from agent’s monthly rental statements and ensuring all invoices comply with the Tenant and Landlord Act 1985
- Overseeing day-to-day cyclical and planned maintenance, logging of safety testing certificates and managing any licencing applications and their renewals
- Overseeing the utility usage, and ensuring the best prices are agreed
- Organising and managing property insurance policies
- Ensuring the letting agent tenancy documents comply with company requirements and the tenant (and any guarantor) passes all checks
- Ensuring the keys are managed and securely kept
- Maintaining the company’s contact list and online logins records
- Appointing and/or managing of letting agents
- Carrying out periodic property inspections (typically biannually for non-leased or non-operating assets)
- Overseeing Red Book valuations and building surveys by RICS qualified surveyors
- Streamlining operations to reduce costs and increase rental income
- Assisting in the marketing and letting of the asset to minimise void periods and maximise exposure
- Tendering jobs to contractors, awarding, and managing the valuation stages
- Negotiating tenancy renewals and assisting with rent arrears, deposits and tenancy disputes
- Carrying out annual rent reviews and negotiating lease renewals
- Managing payments of service charges and ground rents
- Identifying and carrying out DD on investment opportunities
- Overseeing the acquisition stage ensuring the longevity of each asset
- Liaising with any commercial lenders and assisting with their lending applications
- Annual asset reporting with recommendations to maximise value, rental income, energy efficiency and return on investment
- Assisting with any disposals and offering advice on rents, sales prices and marketing strategies to maximise sale value
Personal Attributes:
- Minimum 3+ years of experience
- Must have experience in the student accommodation sector
- A proven track record of adding significant value
- A natural solution finder
- High energy level, dedicated, individually motivated, and a collaborative team-oriented approach to business
